As a certified Radon Measurement Technician (license #24GI001880), Mike Blackwell has years of experience performing radon tests during real estate transactions. He also performs these tests for daycares, schools, multi-family buildings, and commercial properties. Radon is the second leading cause of lung cancer in the United States after smoking, causing 15,000 to 22,000 deaths each year. Testing your home for radon is easy and inexpensive, especially when we’re already there performing your home inspection. Even if the test comes back with a high reading, radon mitigation systems are relatively inexpensive and simple to install and are usually the responsibility of the seller/homeowner to pay for.
Reportedly 30-40% of radon tests are tampered with during real estate transactions. At Buyers Edge Home Inspections, we’ve solved that problem. We’re now performing radon tests with the NEW Airthings Corentium Pro continuous radon monitor devices. These don’t just report a one-number average. They report hourly readings of radon levels, barometric pressure, temperature, humidity, local weather conditions, and most importantly, whether the device has been touched, moved, or tampered with or windows have been opened to dilute radon levels during testing. Buyers Edge is always evaluating new technology that might benefit our customers, and we think you’ll be very pleased with the difference these devices make.
According to the National Pest Management Association (NPMA), termites are responsible for more than $5 billion in property damage in North America each year. Homeowner’s insurance must cover something this important, right? Wrong. Aside from certain policies, general coverage does not. Buyers Edge Home Inspections takes this seriously, which is why our home inspectors are also licensed NJ commercial pesticide applicators. Termite activity and damage isn’t obvious to the untrained eye, but given how costly the damage can be to repair, it’s important to hire professionals who are familiar with their behaviors and who know where to look to keep your investment safe from these pests. FHA and VA loan applicants can rest assured that our inspectors are qualified and properly licensed to issue your NPMA-33 form, which you need to obtain your mortgage.
Mold inside a home is an eyesore and often a health risk, so it’s important to schedule this inspection service before you agree to terms on a home purchase. We’re able to collect samples from the air and from surfaces, depending on exactly which areas you’d like to be tested. These samples will then be sent to a local lab to be tested. Pricing depends on the number of samples taken and how quickly the client requires results from the laboratory.
11th Month Builder's Warranty Inspection
Most owners of new construction homes In New Jersey aren’t aware of the protections afforded them by the State, where all new home builders must warranty their newly built homes for ten years, respectively. (Time limits are based on when the homeowner took ownership of the property) Before the end of the 1st year, warranty coverage extends to defective systems, workmanship, materials, plumbing, electrical, mechanical systems, appliances, fixtures, equipment, and major structural defects. That’s basically everything, which is why the end of the first-year inspection is so critical. We inspect before the term ends. you then get to show the builder our report, and after further evaluation, the builder usually winds up paying for the cost of the defects found or replacing the components. After the 1st Year and before the end of the 2nd year, mechanical systems are still under the builder’s warranty. After Year 2 ends and until the 10th year, major structural defects are still covered. You might feel like there are things wrong with your new home, but we’re trained and experienced in finding, reporting, and documenting those defects you’re sensing so you can rest easier.
It’s imperative that your prospective home has access to a clean water supply, and this inspection service will make sure of that. We’ll collect water samples from the tap and the well when applicable to send off to a local lab, where the water will be tested for a wide range of potential contaminants.
New Construction Inspection
Don’t forego the home inspection because the house is newly built. If you’ve ever followed our inspectors through a New Construction Inspection, you’d see how long these punch lists can get to be. Many people flooded to new home buildings for the first time during the pandemic in New Jersey, and material shortages have led to issues in quality. We inspect it, which forces the builder to do things right before you ever take ownership. Before the builder’s final walkthrough of a new home’s construction, your own unbiased Buyers Edge Home Inspector should be brought in to check for repairs needed. Gaining that knowledge at this particular time will enable you to seek out necessary repairs or other recommended improvements prior to the final closing.
BuildFax Permit History Report
Wondering how old the roof is or when the addition was built, but nobody has answers for you? As soon as you’re scheduled with Mike, he’ll be pulling the permit history related to your property, and you could know exactly when and what was done, as well as who did the work and even how much it cost. Oil tank removals, additions, re-roofing jobs, electrical upgrades, fires even; if the municipalities reported it, we’d know.
360 Degree Virtual Inspection Images and Floor Plan Design
The price is reflected by the # of units and sq ft. Our Floor Plan Design service, coupled with the Virtual Inspection (now a Virtual Tour), is loved by clients who, after their inspection, won’t close or step foot in the house again for months. Out-of-state buyers and those buying sight unseen have raved to us about the benefits this afforded them. The Virtual Tour and floor plans are also popular with our clients who own rentals. Use the tools we’ve provided as documentation of the condition of your property before tenants move in, creating more accountability when security deposits need to be replenished. Post the virtual tour and floor plans to your rental listings when it’s time to fill vacancies or sell your property
This inspection service is all about improving your confidence as a home-buyer by re-evaluating repaired or replaced components that we found to be defective in a previous inspection. We’ll return to the property to investigate these components as they appear presently, ensuring that the repairs were successful so that you can comfortably move on with final closing.
