We incorporate aerial drone photography into our inspections to show the home from many different perspectives, including areas of the home that may be inaccessible by conventional means (such as roofing systems that cannot be safely walked).

A 360° camera is used to provide interactive photographs that show areas of the home exactly as we saw them during the inspection. Other tools that may be used during the inspection include thermal imaging and a moisture meter to check for potential moisture barrier issues.

Radon Testing

As a certified Radon Measurement Technician (license #24GI001880), Mike Blackwell has years of experience performing radon tests during real estate transactions. He also performs these tests for daycares, schools, multi-family buildings, and commercial properties. Radon is the second leading cause of lung cancer in the United States after smoking, causing 15,000 to 22,000 deaths each year. Testing your home for radon is easy and inexpensive, especially when we’re already there performing your home inspection. Even if the test comes back with a high reading, radon mitigation systems are relatively inexpensive and simple to install and are usually the responsibility of the seller/homeowner to pay for.

Reportedly 30-40% of radon tests are tampered with during real estate transactions. At Buyers Edge Home Inspections, we’ve solved that problem. We’re now performing radon tests with the NEW Airthings Corentium Pro continuous radon monitor devices. These don’t just report a one-number average. They report hourly readings of radon levels, barometric pressure, temperature, humidity, local weather conditions, and most importantly, whether the device has been touched, moved, or tampered with or windows have been opened to dilute radon levels during testing. 11th Month Builder's Warranty Inspection

Most owners of new construction homes In New Jersey aren’t aware of the protections afforded them by the State, where all new home builders must warranty their newly built homes for ten years, respectively. (Time limits are based on when the homeowner took ownership of the property) Before the end of the 1st year, warranty coverage extends to defective systems, workmanship, materials, plumbing, electrical, mechanical systems, appliances, fixtures, equipment, and major structural defects. That’s basically everything, which is why the end of the first-year inspection is so critical. We inspect before the term ends. you then get to show the builder our report, and after further evaluation, the builder usually winds up paying for the cost of the defects found or replacing the components. After the 1st Year and before the end of the 2nd year, mechanical systems are still under the builder’s warranty. After Year 2 ends and until the 10th year, major structural defects are still covered. You might feel like there are things wrong with your new home, but we’re trained and experienced in finding, reporting, and documenting those defects you’re sensing so you can rest easier.

Water Testing

It’s imperative that your prospective home has access to a clean water supply, and this inspection service will make sure of that. We’ll collect water samples from the tap and the well when applicable to send off to a local lab, where the water will be tested for a wide range of potential contaminants.
